Cost Of A Comfortable Retirement Reaches £50,000 A Year For A Couple

A study shows that a couple retiring in the UK will need £49,700 per year to live comfortably, an increase of £2,200.

The Pensions and Lifetime Savings Association (PLSA) estimates that a “comfortable” retirement will include two cars, replacing items like a kitchen every 10-15 years, holidays abroad and £94 per week (Waitrose/M&S) for food shopping.

You could get by on a “moderate” retirement on £30,600 per annum and a “minimum” existence with just £16,700 and a food bill of £67 per week (Lidl/Aldi).

With the return of higher inflation, many retired people struggle to meet the rising cost of food, fuel and council tax, let alone home maintenance and overseas trips or cruises in the sun.

Many resort to the booming “equity release mortgage” industry to give them a lifetime re-mortgage on their home to help make ends meet.

UK Bank Plans To Buy 50,000 Homes To Rent In UK Property Expansion

The Lloyds Banking Group is planning to become one of the UK's biggest domestic property landlords as it aims to buy 50,000 homes in the next decade, the BBC and FT reports.

Britain’s largest lender and banking giant will charge tenants rent as a private buy-to-let landlord under its recently launched Citra Living brand.

The Financial Times said the bank was aiming to buy 400 properties this year and 10,000 homes by the end of 2025.

Lloyds, which owns Halifax, Bank of Scotland and insurance company Scottish Widow provides nearly one in four mortgage home loans in the UK.

Citra Living is starting small and testing the rental market, with a focus on buying and renting new build housing properties. Their first buy-to-rent project is 45 new apartments at Fletton Quays in Peterborough.

The Financial Times said if Lloyd hit their 2025 target, it would make Citra bigger Grainger, the UK's current largest private residential landlord, which owns about 9,100 properties and has a market capitalisation of £2.1bn.

Based on current property prices and rental estimates, this would create a portfolio worth £4 billion, generating pre-tax profits of around £300 million.

Landlord Tenant Eviction Ban Extended

In yet another blow for buy-to-let landlords with tenants not paying their rent, the UK government has announced another extension to the current ban on bailiff-enforced evictions in England until May 31.

From June the ban will “taper” off, leaving landlords confused since no details have been released on exactly how this will take effect.

Housing Secretary Robert Jenrick said: “The government will consider the best approach to move away from emergency protections from the beginning of June, taking into account public health advice and the wider roadmap."

Ben Beadle, chief executive of the National Residential Landlords Association, said: “The further extension to the repossessions ban will do nothing to help those landlords and tenants financially hit due to the pandemic. 

“Given the cross-sector consensus for the need to address the rent debt crisis, it suggests the government are unwilling to listen to the voices of those most affected.

“If the Chancellor wants to avoid causing a homelessness crisis, he must develop an urgent financial package including interest free, government guaranteed loans to help tenants in arrears to pay off rent debts built since March 2020.  

“This is vital for those who do not qualify for benefit support. Without this, more tenants face losing their homes, and many will carry damaged credit scores, making it more difficult to rent in the future and causing huge pressure on local authorities when they can least manage it.”

The announcement today means that until the 31st May private landlords will need to continue giving tenants six months’ notice before they can repossess properties, except in the following circumstances:

·        Anti-social behaviour (four weeks’ notice)

·        False statements provided by the tenant (two to four weeks’ notice)

·        Over 6 months’ accumulated rent arrears (four weeks’ notice)

·        Breach of immigration rules under the ‘Right to Rent’ policy (three months’ notice).

The courts already have a huge backlog of cases to clear, which means actually gaining possession of a property following legal and enforcement action could take considerably longer than six months.

Buy-to-let landlords have been hit with a raft of punitive tax measures and are unlikely to win any public sympathy.

In this month’s budget, the Chancellor introduced plans to hike corporation tax 25% over the next few years, which will affect property investors holding their assets within limited companies.

Over 5 million people will be higher rate taxpayers due to the freezing of allowances.

In short, people in UK will be living in one of the highest tax paying countries in the world.

The continued eviction ban will not help the millions of property investor landlords running small businesses with mortgages, trying to build up a pension or supplement their income in retirement.

With the country is facing a pensions timebomb, people who take the initiative to provide for their own retirement should be encouraged with tax breaks.

UK property prices reach new highs, but London dropping as buyers move outwards

UK house prices went up again in October, at the fastest rate for five years, as buyers scrambled to beat next year's stamp duty deadline, the Nationwide Building Society reports.

Annual house price growth rose to 5.8% and the average price is now £227,826.

A similar survey by the Halifax show an even higher annual growth rate of 7.3%

For the next five months, buyers of properties valued at up to £500,000 in England and Northern Ireland will not have to pay stamp duty on the purchase. Second home buyers and buy-to-let investors will still have to stump up the 3% tax grab surcharge.

How long will the boom last?

Booms are usually followed by bust, something which has not escaped the attention of the Bank of England. Official figures released by the central bank this week revealed that home-buyer mortgage approval climbed to a 13-year high in September.

There are fears that the market is heading for a cliff-edge with potential buyers possibly pulling out of transactions in 2021 if they cannot meet the stamp duty deadline.

The BBC reports that NAEA Propertymark has called for action to avoid the cliff-edge by extending the deadline.

As the current furlough scheme comes to a close unemployment figures could rise rapidly leading to lower buyer demand and rising repossessions.

A second wave of Covid 19 is sweeping the country forcing regional lockdowns and restriction, which could stall economic recovery.

Meanwhile, Rightmove reports that asking prices in London’s zone 1 are falling while prices are rising in the suburbs, as buyer seek safer havens and more buck for their bang.
